Why Are We Doing This:

  • We like the idea of auctions, however they come with fundamental risks (on both sides). We have also had bad experiences with real estate, and would like an honest, transparent sale.
  • A traditional auction requires a 10% payment on the day with no cooling-off period, and no finance clause. We believe our $6,000 initial deposit with a longer cooling-off period is a fair compromise.
  • The 10 business day special condition period gives the purchaser the chance to get finance approval and/or their own building & pest report, if required. We will allow access to the property during this time, but the $6,000 initial deposit will be forfeited if the sale doesn't go ahead for any reason.

A traditional auction requires a 10% deposit, has no cooling-off period, and no Finance clause. This introduces risk to any borrower that requires a loan to finalise the property. Our method significanly reduces risk, which we're hoping will allow prospective buyers to bid comfortably, whilst still maintaining the transparency of a pseudo-auction sale.

No. Please refer to the contract for full conditions, which include an extended 10 business day special condition. This gives you roughly 2 weeks to finalise Finances, or obtain your own Building & Pest report, if you choose.

$6,000 is our best estimate of our losses to put the property back on the market, and sell to another party, should the initial sale fall through.

Ideally, we'd like the bidding to be progressive and start early, so we can approach the final sale price in advance of the initial expiry date (COB 18/03/24). After this point, there will then be a 24 hour extension whenever a new bid is made (with min bid increases in place). We're doing this to avoid small increases extending the auction for weeks. We'd like it to be finalised at (or shortly after) the 18/03/24.

A traditional auction can enforce that the highest bidder signs the Contract of Sale. We can enforce no such thing. Therefore, our only way to ensure the highest bidder WILL buy the property is if we hold a signed contract. We're also using a non-negotiable contract to ensure all buyers are bidding on a fair playing field.
